The 156th Open will be played at Royal Lytham & St Annes in 2028, bringing together players, officials, partners, media representatives and guests from around the world. If you are considering letting your property in Royal Lytham & St Annes as a short-term holiday let, it is important to ensure that you comply with all relevant legal, safety and regulatory requirements.

Property owners should ensure that the property complies with all applicable fire and safety legislation, including the provision of suitable smoke alarms, carbon monoxide detectors where required, and any other necessary safety measures. In addition, valid certification must be in place, including a Gas Safety Certificate and an Electrical Installation Condition Report (EICR). Appropriate holiday-let and public liability insurance should also be maintained, together with a valid Energy Performance Certificate (EPC). To register your interest:

– Register your property by completing our online form below – you will be required to upload a photo of your house during the registration process

– Should your property be of interest, we will contact you to arrange a valuation visit and discuss the rental income we believe may be achievable. Please note that a non-refundable property inspection fee of £60 + VAT is payable in advance.

– Your property must be available for a minimum rental period of 11 days, from 29 July to 8 August 2028.

– Before marketing your property, we recommend contacting Fylde Borough Council to establish whether any restrictions or additional requirements apply to your address.

HMRC Reporting Notice (Short‑Term Lets)
 
We’re legally required, as a digital platform operator, to collect and verify certain host information and report relevant details to HMRC each year. This applies to hosts offering short‑term or holiday accommodation through our platform, including hosts outside the UK where the income is earned in the UK.
 
What we collect (as required by law)
This may include your name and address, date of birth, tax identification number(s) (including international TINs where applicable), financial account identifiers, rental income, and details of your rental property (such as address and, where available, Land Registry reference).
 
What happens next
We report the required information to HMRC annually. You remain responsible for your own tax return. We use this information to meet our legal obligations and handle it in line with UK data protection laws.
